to our Transparent Pricing Section

Here we will go over what our estimate, quote and final invoice will look like and how we get our numbers. This is our standard process for building and install projects. 

Some of our other services we offer at a flat rate to fastrack the process and can simply be booked through our website, by a direct email, or over the phone.

Framing (Posts)

Most fences start with 4x4 Presure treated (PT) post spaced 8' apart and set with 1/2 bag of concrete (60 lb Bag)

Common upgrades to this formula are posts spaced at 6' to accomdate specialty builds and full bag of concrete per post  to strenthen structure overall.

Framing (2x4s)

For each panel a minimum of two crossmembers is required.

  • Horizantal will typically have no framing boards but we reccomend using upgraded fence boards or extra posts.

  • A third crossmember is reccomended on chainlink fence and vertical to strengthen the structure.

Fence Boards Vertical

We use 5/8"x5.5"x6' pickets for our standard fence with 1/4" spacing between pickets. This is the minimum spacing we will install to allow for board swelling. We can install the boards spaced further apart upon request. This saves on lumber cost at the expense of privacy. A common option is 2 .75" because it is half the size of standard boards making a visually appealing pattern. With this spacing you will ony need to purchase 11.64 boards per panel opposed to 16.7 for the standard.

Fence Boards Horizantal

We use 1"x6"x8' boards for our horizantal  fence. These are slighlty thicker than the boards used on vertical fences because they also installed without framing so they needa little more strength. The same spacing rules apply .

Filled Fences

Filled fences can be filled with whatever material you choose. But some common examples are expanded metal and lattice. Both come in 8x4 sheets so any fence over 4' would need extra framing to accomidateth split in material.
Other materials like chicken wire come as a roll and can be longer than 4'  and will not require additional framing.

Metal, Chain link, and Railings 

Most of these fill materials come prefabricated and options can be viewed online. We do build custom wood rails upon request.

Fasteners & Extras

We use 4 fasteners for each framing connection and 2 per fencing board connection. We also over estimate fastener quantities by 15% to account for broken, stripped or lost fasteners during a project.
 

The material sections above should allow you to come up with a fairly accurate material list.  You can then use your list and the website of one our suppliers to find current market value on materials and get a fairly accurate price on your projects materials. Or we can do all that work for you if you sign up for a free estimate.

Tools and Vehicles

This section cover the cost and maintenance of tools and vehicles used on your project. We are also working on more detailed breakdown for this section but it boils down to how many hours specific tools and trucks are tied up on your project. Also if tools need to be rented for special circumstances it would be charged here.

Consumables

This will be a charge in the tool section that covers things like saw blades, drill bits and  other items that wear down and need replacing on a job.

Other consumable items will end up in this section such as fuel.
